Budget beyond the monthly rent

Many Ghanaian landlords request rent advance covering several months or more, paid upfront. Work out the total you can afford before you start viewing, and include utilities, water storage and any agent fee in your budget.

Search smart

Filter by the area and price that suit you, and use the Property details on each listing — number of bedrooms, bathrooms and whether it is for rent or sale — to shortlist quickly. Save the ones you like and message the posters early.

Always view in person

Photos only tell part of the story. Visit during the day to check natural light, then ideally again in the evening to gauge noise and security. Confirm there is a reliable water supply, check the electricity meter, test taps and switches, and look closely at the condition of the kitchen and bathroom.

Avoid scams: Never pay a deposit or advance for a place you have not seen in person, and be wary of anyone who refuses to let you view or rushes you to pay immediately.
